Berlin Startup Leads Germany's Biggest Green Housing Retrofit

Together with cooperative housing association Wohnungsverein Hagen, ecoworks is rolling out the largest cooperative serial renovation project in Germany to date. Twelve residential buildings in the Hagen-Helfe district are getting a full energy makeover, covering roughly 15,000 square meters and 192 apartments. The total investment: 23 million euros. According to the company's press release, the goal is to bring all units up to KfW Efficiency House 55 standard and achieve net-zero greenhouse gas emissions in building operations.

What makes serial renovation different from traditional construction? Speed and factory precision. Insulated timber-frame facade modules, complete with new windows and electric shutters, are prefabricated off-site and installed on-site in a fraction of the usual time. Tenants stay in their homes throughout the process. Old loggias are being swapped out for larger covered balconies, and a new rooftop PV system feeds clean electricity directly into the grid.

The numbers tell a compelling story: final energy demand is projected to drop by 36 percent, saving nearly 190 tons of CO2 annually across the quarter.

"This flagship project demonstrates the enormous potential of serial renovation for the decarbonization of the building sector," said Emanuel Heisenberg, founder and CEO of ecoworks.

The timing matters. Around 75 percent of German residential buildings need energy upgrades, yet the current renovation rate sits below one percent per year. Industrial methods like ecoworks' could change that math significantly — and Berlin is where the blueprint is being written.
